LeVander Estates breaks ground in SSP

As anticipated, LeVander Estates is attracting prospective buyers from South St. Paul and surrounding neighborhoods, filling a demand for new life-cycle housing.

Developers T.K. Hill Builders & Developers and River Run Properties hosted an official ground-breaking ceremony last week with local dignitaries for the new townhome and condominium project, which began sales in late February. It is one of the few new residential developments in South St. Paul due to land scarcity.

“This is a great day for South St. Paul,” noted Mayor Beth Bauman, who spoke at the ground breaking. “I’d like to thank the LeVander family for their vision in this development and the care they took in researching the needs of the community, and I’d like to thank the neighbors for their spirit of compromise.”

Located on the estate of former Minnesota Gov. Harold LeVander, who served from 1967 to 1971, the site is in a quiet residential neighborhood off Thompson Avenue. The LeVander family lived on the tree-lined, 10-acre estate for more than 50 years. Iantha LeVander, Gov. LeVander’s widow, sold the property to local developers of LeVander Estates last fall with the express desire that the neighborhood would be attractive and preserve many of the site’s natural features.

“It’s such a peaceful neighborhood, and I believe this project will be a credit to the city,” LeVander, now 93, commented during a brief appearance at the ceremony.

With plans for 57 condominiums and 18 townhomes, LeVander Estates preserves four acres of wetlands and natural areas. The neighborhood features broad lawns, walking trails, a curving thoroughfare to slow traffic, and an observation gazebo. The condominium complex will include an Internet-capable library, woodworking/hobby shop, fitness center and party room.

Developers Greg Kuntz, CEO of River Run Properties, and Kevin Kraus, president of T.K. Hill Builders & Developers, have lived and worked in the South St. Paul area for many years, and are pleased to note that primary interest is coming from the South St. Paul, West St. Paul and Inver Grove Heights areas. Their goal was to provide an option for residents to stay in familiar neighborhoods and close to downtown while enjoying maintenance-free living.
